Newbie here! Once you have a purchase agreement and earnest money deposit together, how much does it cost to have this accepted and recorded with the title agency for escrow? I understand that many deals fall through even if you have the purchase agreement. I am wondering if the expenditure of this is just part of the business. Also wondering what the cost of this is every time you do it. Thanks so much!

Thank you very much for taking the time to respond to my post. I will certainly take you up on your advice and continue to learn as much as possible. My goal ideally would be to work with someone who is experienced or with an accountability group who can answer those questions I still have about the process. If you happen to have any other suggestions, I am all ears!

I am currently in the education phase of wholesaling so still have a lot to learn. Was wondering if there are any courses, books, videos, etc. you would recommend. What worked for you? What is the best way to find a mentor? Thanks so much in advance!

Hey Kenneth! Out of curiosity, what is the purchase price? 115K assignment fee sounds incredible (especially as a first deal)! You can post on Craigslist, search for houses that were sold within 1 yr that look staged - contact the seller agent - see if their past client was an investor, and if so, you may have a deal they want (Redfin), post a deal on facebook or a facebook group, google local investors in that area, reach out to your local REA, if you have prop stream you can pull up a list of houses designated as flips - skip trace the number and call the flipper, etc., etc. Just be careful who you present the deal to so it isn't stolen.
