Hey everyone! So I'm just wondering how you guys find your rent comparables to figure out if deals would work? Specifically in Ontario Canada. I haven't been able to find anything thats similar to rentometer, and from what I can tell they are US only. I have found that my realtor can help, but when I'm quickly trying to find deals and crunch numbers I hate being at the mercy of my realtor. Thanks 😊 

Hi everyone! I'm new so bare with me. Im in Port Elgin, ON Canada. 

Here's my situation. I have a 4 bed 2 bath house that I was renting the rooms out in. But I'm having a hard time keeping up with the work load of tenants in and out as my wife is unwell and we have 2 small kids. Now I have 2 empty rooms and 1 will be leaving in a month or so. Our plan is to change this rental into a long term rental. How do I go about terminating the last room rental tenant. He's on a week to week lease. I've been reading our tenant act and I'm not sure if I can just terminate it by simply giving him the appropriate days notice. Any help would be great. I've also had no problems from him what so ever. I just can't afford only 1 room filled. Perhaps I can give him notice and right of first refusal of a year lease for the whole house?

I agree with Chris Baxter.  It is best to have a property manager and have them do it.  If you are your own property manager at this time then you will want to read up on what the rules are for serving a tenant notice and comply with it.  If you don't serve notice in the right form then it can be deemed that notice was not provided and then you have no case.

How would I find these rules for ontario? Are you referring directly to the tenant act? I have been reading it. 

How do you contact your tenants, Or give them forms? ;

A)Face-To-Face?

B)E-mail?

C)Drop Box?

D)Text/Phone?

I would like to use the forms I obtained from the Bigger Pockets Book Bonus. I'm a new Landlord, and just want to put my best foot forward. Any help would be appreciated.
