Hi all - are you able to benefit from the mortgage interest deduction on an owner-occupied multi (2-4 units) as well as offsets for your W-2 income?  Any other way to maximize in the current year as opposed to rolling the loss forward?

I'm not a vet (Dad was in Airforce) but have USAA. I logged in and they can do VA but wasn't clear on if there was an option for owner-occupied multi... kept pushing to call a number. I'm interested to see what others reply. Best of luck!

Investment Info:

Other buy & hold investment.

Purchase price: $17,000,000
Cash invested: $750,000
Sale price: $24,000,000

New construction of a 122 unit senior housing community ran short of cash during final stages of construction. The community included independent, assisted, and memory care units. The cash injection allowed investors to acquire a senior housing facility late stage in order to get to the certificate of occupancy and begin lease-up. The company refinanced in 2013 and then sold in early 2017.

What made you interested in investing in this type of deal?

It was a fun deal and just happened to be in the right position to do this. Would like to set myself in a position to do more like these because it was great for the entire team.

How did you find this deal and how did you negotiate it?

I knew the operator and told me they were struggling. Introduced to the owner (developer) who was cash poor and desperate to keep the project going.

How did you finance this deal?

I knew a handful of investors looking for alternative investments.

How did you add value to the deal?

Cash acted as a bridge to get to cash flow.

What was the outcome?

Successful project for all.
