I agree with this, especially if your property is being rented out to college kids (especially guys). I installed high quality LVP from Sam's Club in all the bedrooms of my home and it looks great! We bought rugs that each bed sits on and they come out 2 feet on both sides and from the foot of the bed. Looks great! When showing the property, you can suggest adding a rug to the bedroom to your prospective renter. I would definitely do LVP throughout the entire house/condo/apartment for a BRRR, flip, or long-term rental. Replacing carpet every year or two will eat into your profit.

I'm new here and used the search function but couldn't find anything. I actually haven't made my first purchase yet, but I hear about all these deals being made to buy homes and apartments, but haven't come across any resources saying how to rent out the property. How do you make people aware that a property is for rent...stick a "For Rent" sign out front, mailers, etc.? Any advice or coaching would be appreciated. I'm looking at properties in the suburbs of Detroit (not in the city). Places like South Lyon, Livonia, Berkeley, Royal Oak, Livonia, Brighton, Novi.

I've been thinking about purchasing a small starter home and renting it out, possibly a BRRRR since my wife and I are handy and have a good decorating sense. I'm 49 and not getting any younger, although I'm in great shape! My thought is to pull out money from my IUL and use it as a down payment on a house and rent it out for passive income. Then do that again and again. The BRRRR strategy is very attractive to me as well. Again, we're handy and know how to make things look really nice. We just need to take action! Anyway...just wanted to introduce myself.
