Thank you for sharing your insight! Do you have any thoughts on zip 19132 (Allegheny West/Strawberry Mansion), especially for rental properties?

Thanks, good luck to you also!  I have a family member who rents in Ridley and it also seems like a good area to invest.  But trying to stick to one location/strategy for now.

Thanks for the suggestions! I haven't checked out any webinars or meet ups yet, so I'll get on that; I have read a few of the BP books but there's always more to learn.  I'll also have to check out show #350 - I skipped this one as I'm not planning to House Hack but I'm sure there still some takeaways for any new investor.

Thanks for the recommendation. I'm interested in meet-ups and will keep an eye out for the next one held by Chad & team - looks like I missed a virtual meet up on the 22nd. In the meantime, I'm hoping to connect with some agents for quick 1:1 calls to keep things moving and starting getting access to the MLS.

I did listen to the BP podcast with @Palak Shah who invests in Germantown and took A LOT away from that one and it helped me to refine my strategy.

Thanks for your response.  In general, I'm interested in up-and-coming areas of Philadelphia.  Although I am open to other areas, I like Germantown as the property values are reasonable so it would make a good low-risk first investment within my budget and have positive cash flow based on my model.  I have lived in some of the surrounding areas (Manayunk & Chestnut Hill) that have appreciated significantly over the last 10+ years and I expect Germantown to do the same in the near future.  I initially was looking at Kensington as there is a lot of development in that area but from what I read, this is still a very rough area north of Lehigh Ave.

In terms of the specific area of Germantown, I am looking for some advice/guidance from other investors, but I am familiar with the West Oak Lane area and areas closer to Mount Airy and have been focusing my early search in these areas.  Please let me know if you have any recommendations for Germantown or your perspective on other up-and-coming areas of Philadelphia.

Hi BP Members,

I have spent some time learning from the BP podcast/books/forums, but this is my first post. I am a new real estate investor. My background is in Finance & Engineering and I enjoy the deal analysis stage but am ready to formally starting searching for that first property. Specifically, I am looking to purchase SFHs (3br/1ba) in need of some rehab in the Germantown section of Philadelphia to buy/hold for cash flow, most likely by using a BRRRR strategy.

I was a Philadelphia resident (Manayunk; Center City; Chestnut Hill) for over 10 years after undergrad before moving out to the suburbs of Bucks County, so I have some familiarity with the city. 

Given the situation with COVID-19, this seems like a great opportunity to network (remotely) to prepare to move quickly on my first property as things open back up.
