LexisNexis users, I need your help! I was just about to sign up for a product within Lexis, called SmartLinx. This was recommended by their Account Executive and was told this was the product most people in Real Estate used. I am looking to skiptrace large excel files for cell phones and other pertinent info. I was then told this product doesn't allow large batch skip tracing.

I know a lot of people use Lexis, so what program are you using? Or you skip tracing one address at a time? If so, maybe hand this off to a VA I assume.

Any help is much appreciated as I would like to finalize this asap!

@Paul Carissimi what type of people are you marketing? What is your end goal? I use listsource pretty regularly and may be able to help based on what exactly you are looking for

Hi All - this is not a guarantee yet, but I'm looking for creative option to present to the seller. Assuming I get the sale price where the numbers will work, here is the scenario put as short as possible:

Owner lives on the same street as my parents and where I grew up. She is in terrible health and the interior of the home is in terrible shape/living condition. She has no family and is in and out of the hospital frequently. She is currently in there now and when she returns, I am going to approach her about this but I feel I need to be a little more calculated than normal. I know I need to get the home for around 200k to work. I would consider knocking the property down and building a home for myself to live in when all is said and done, so I know that adds a different element to it. 

I know she will probably stay there until she dies or can't return from the hospital. I'm not trying to take advantage of her, but I do want to secure something before anything bad happens and the house is left to the state. 

Do you guys have any creative ways you would recommend of me buying the home, but allowing her to stay in it for up to 1 or even 2 years at most? Buy and then rent it back to her? Any thoughts or suggestions would be much appreciated!

Hi all! Since coming across wholesaling and its true meaning in May 2018, I have spent countless hours educating myself via podcasts and reading books. And now, my first post and I'm ready to get started.

I have my appropriate lists that have been skip traced and I'm going to begin dialing tomorrow. I am looking to connect with investors in the New England and Baltimore area. Starting in my backyard of Boston suburbs first, but have some contacts in Baltimore that are putting that area on the radar for me as well. Looking to connect with investors and any other like minded people to network! 

I was a mortgage broker from 2004-2009, my father is a contractor and I have several friends that are realtors - so, the industry as a whole is not new to me. 

So far I have spoken to a couple members that have been extremely helpful in helping out a newbie and I'm looking forward to connecting with a lot more of you!
