check out freddie mac or fannie maes website for foreclosures in your area. Around here too the sheriffs dept does tax sales on property and i can by them cheap as well.   just bid till you get comfortable then put best and final offer on the freddie mac or fannie mae foreclosures.   i used their title company as well and they pay all the leans and bills associated with the property and they give you title insurance along with it.    Its pretty easy for me to find cheap properties here, but ya know i loose out on having a 100000 dollar home.  most of my places will be about 55000 or less here.   but most of mine will be paid for upfront.  so once i get my investment money back it is clear cash unless I'm looking at it wrong?

first picture is when i first bought the house  and the last picture was taken about a month ago, i have the brick painted on the bottom and I've got gravel for the driveway now.    the bottom is my mobile home   i have no idea why the picture is sideways though lol

rural southern ohio is where i live.  I just look around, ask, and try to find good deals.  most of the people ill be renting to is low income.  Its just the way it is here.  i had to completely rewire the house, put a furnace in it, drywall and paint.  I went ahead and put a metal roof and siding on it as well.

I bought my first lot for 7000 and put a mobile home on it.  I've got around 20000 locked up on my first property.  its free and clear.  i purchased my second property, a house for $6000   ill have around 23000 and ill owe about 10000 on it.  i just closed a deal on my third property through a freddie mac foreclosure for 6800.  i think i can fit a mobile home on the lot as well and I'm looking at turning the garage into a single bedroom apartment.

hello my name is adam and I'm just getting my feet wet in rental property.  i live in rural southern ohio.  I currently own one mobile home which is rented.  Im working on my second property which is a house.  It will probably be ready to rent out the first of june.  I just closed a deal on a third property through freddie mac foreclosures and i think i can fit a mobile home on the lot as well.  I'm also looking at turning the garage on the 3rd property into a single bedroom apartment.    ultimately, i think i would like to own around 20 units.
