I am a structural engineer and also a fluent draftsman. I work at an Architectural/Engineering/Surveying (AES) firm and regularly work on these types of projects. Depending on what you are specifically wanting an architect may or may not be very beneficial. In other words, if you already know exactly what you want then they will be of little added value, but if you are looking for their input on major items then they can bring a lot of value to your project. A draftsman will essentially "draw" what you/architect are wanting on CADD or paper documents. The local building code may vary slightly in your area, but most architects/engineers are well versed with the International Building Code (IBC) which covers most jurisdictions throughout the US.
Really, it all depends on how much input you are seeking for the project and what your local building official requires.

I did not end up giving in to the "cash on the side". I bought it outright. Figured it was best to buy it straight up. 30-units, 6440 sq ft, brand new building (2012) on 1.1 acres. So there is room to expand. No fence or security cameras. Need to get an advertising plan going to get them leased!!

I am trying to buy a self-storage building. The asking price was $179,900, I worked it down to $163,500. The seller wants to set the contract sale price for $150,000 and wants $13,500 cash on the side. This will help him with his capital gains. He wants $5,000 up front, and $8,500 at closing. Are there any risks (legal or otherwise) with this deal?
