Post: Denver remodel. To sell or continue renting?

I’m looking for some advice on what to do with my current rental property in Aurora, CO. It’s a 4/3 that has been neglected over the past several years and needs a complete remodel. I’m looking to put some money into it but don’t want to over do it for the neighborhood.

I own a few rentas but have never done this large of a remodel before. I’d love some guidance on how to get a better sense of how high I could price it either to sell or rent so I can get started planning out the remodel.

Thanks for sharing your success story @Bill S.  We will look into zoning, party wall agreement and surveys based on all the feedback from the group.

The duplex is located just west of City Park in the Whittier neighborhood.  It has been a good rental and currently has good tenants (one on month-to-month and the other in a lease through next Spring).  We are looking to pull some money out of our projects that have already been updated to use for some of the others that could use updating.  We would rather not take on additional debt so our first thought was to see if we could sell and use the profits.

My girlfriend and I have a few investment properties in the Denver area and we are looking for some contacts to help us get them sold.  Our first priority is both halves of a duplex near City Park that are currently rented.  Ideally we would like to have someone to help us decide if we should sell them together to an investor or split them up to make more money.  Any suggestions?

Geoff Anfuso - From what I understand about tax lien auctions is that you get a prorated amount of the 10% interest every month. So if the owner pays the day after the auction you only get 1/365. You have to keep the lien for 5 years to take possession of the property so you can either play that angle and hope they don't pay it off or count on some portion of the 10% annual return. What you have to watch out for is the premium you pay for the lien at the auction. That is where you can lose money on the deal. Make sense?
