I invested as an LP in several deals with WWC, Buck Joffrey, Dante Andrade, etc.  My flaw was failing to appreciate the rate cap lock and short timing.  Like Kevin Hoover above, I lost all equity in 4 of the deals they sold (or which are pending for sale).  Despite them performing inline with rent projections and occupancy, their flaw was in a short-term rate cap without any ability to refinance. I am a high-wealth earner with years of employment ahead for me, so I will not feel the weight of this loss other than shame on me for not appreciating this risk better before committing. I own that mistake, but I haven't been impressed with WWC efforts in how they try to pitch LPs to re-invest more money in sinking ships.

I am looking for recommendations for a property tax appeal specialist in Indy.  My property taxes doubled from 2021 to 2022.  It's bonkers.  Love to know who has found success with a local expert .  Thanks!

I am looking for a designer who specializes in short term rentals.  Any leads out there? Fountain Square area.

I was aware.  Does the .5% fee apply only on a refinance? I thought that fee applied to new mortgage/purchases as well???

Bonus depreciation in 2020 is an amazing tax benefit this year. I'm a buying a unit that cashflows well. I have cash for purchase. Here is my question:

Should I pay cash and close before end of 2020 then refi after? Or should I just do a traditional escrow and finance the purchase knowing that it will close in 2021?  

What are the drawbacks of refinancing an after-cash purchase versus just financing from the beginning?
