Congratulations on the BRRR, Jessica. Have you had any issues with the city since your investment? Portsmouth hasn't been the friendliest investor city in the past (I.e. high taxes, strict rules, etc.), so I'm curious to see how it's been for you and if you would invest there again. Thanks

@Shaunta M.

Thanks, Shaunta. I’m in the Norfolk/ Virginia Beach area of Virginia.

Hello Everyone,

I’m am looking to retire from military service soon, and I would like to get advice on what the next step should be. I am very interested in the investing side of commercial real estate, and I would like to begin a new career that gives me hands on experience in dealing with these type of transactions.

Note: I am not interested in becoming an agent, but I would like to work for/ be mentored by someone who already knows how to do things correctly and can teach me along the way. What type of real estate professional/s would you recommend reaching out to?

I appreciate any advice. Thank you.

Hi, everyone. Quick question: What are your thoughts on purchasing a rental property in an area that has new construction apartments going up? The area seems to be on the rise, but I’m afraid that a rental property, specifically a duplex, won’t be able to compete with the fancy new apartments. My monthly rents would probably be comparable to what the new apartments are asking for and decreasing the rent breaks the 1% rule.

So...should I be nervous of new apartments or is that just a common hazard in the business?
