@Dan DeMott hate to keep bothering you... but when you first started out did you do all repairs/fixups yourself?

Great to hear from someone who is already in the business! How did you originally get connected with your clients? Meetings, cold calls, forums? I feel like a lot of the Property Management business is relationships?

I'm fairly new to bigger pockets and would like to start investing soon after graduation. It seems to me a great way to get some initial experience would be to become a property manager for a small, local investment company. I keep hearing/reading that no real estate investor ever claims to have a good property manager. It seems these problems arise from unloyal/lazy managers. With my work ethic I feel as though I could eliminate these problems. My question is, is there a need for more property managers? And if so how would you want to be approached by a property manager from an investors standpoint?

It's in a great neighborhood right by the University of Arkansas. I'm about to graduate and thought I might could jump on contacts I know that are still in school and needing places to stay. Anyways the specs of this one are: $68,000 Rent: $800 1945 Studio 1 bath

I'm a new investor wanting to get into under $70k SFR properties. What is the minimum percentage monthly rent to buying price you would use? I've seen some say the monthly rent should be 2% of the buying price but that seems high. Any thoughts?

Wow that would be my luck. Just looked it up after you posted that. Crazy. FHA 3.5% it is I guess.

Anybody had success with a HomePath loan? Haven't heard as much about them. Pros/cons? Lets say for old times sake I'm wanting to buy a 4 unit complex for $165,000.

Brief rundown of myself: Senior Finance major, accounting minor graduating in December from the University of Arkansas. Work experience as Assistant Credit manager at a construction supply company. Problem: Convincing a CRE firm to give me a chance as an Associate/apprentice I don't mind going any distance or running through brick walls to land that chance. Any hints, advice, commentary? What are the major firms looking for out of recent grads? Be as harsh as you want. I can't handle it.
