I'm just asking for averages for all your tenants without consideration for the lead quality. (I just need rough figures)

Can you give an idea of the average length of stay and a rough profit estimate?

Hi all,

I am talking to a local property manager regarding selling him leads (I get a good amount of people asking about housing in the local area and could easily forward them his way) Right now I'm trying to find out the value of those leads before I talk with him further.

Before I value the leads I need a rough idea of a residential property manager's customer value. If we have any residential property managers here, can you give me a rough idea of what you've experienced for:



1) AVERAGE LENGTH OF STAY per customer

2) PERCENT NET PROFIT (I'm assuming the gross is 10% of rents)



This information would be a HUGE help to me for preparation and bargaining time.

I have rough data on the median rent in the area so this gives me the information I need for a rough estimate of the property manager's customer value.

Hi,

I have recently gone through Scott Scheel’s commercial RE course and feel that I’ve learned a lot. However, its one thing to learn that cap rates dip during a recessionary period, or that the different commercial sectors do NOT follow the same cycle, and quite another thing to examine and absorb knowledge from the raw data myself.

I want to see historical data for the last 50-100 years on:

-Real estate cycles by sector
-Where cap rates have been in the past
-Historical interest rates
-The effects of these on each other
-Qualititative factors if possible (ie investor attitudes at the time)

I want to see this data for local markets if possible.

What sources do you guys use to find this historical information?

From what I've read, it seems the #1 problem with contractors is not getting the work done when they said they would. Well what if penalties were built into the contract, so that for every day work is not completed past the deadline, a 3-5% reduction in pay will be enforced. Obviously this would only work with projects that can reasonably be estimated for time requirements (I think most would be)

Is this a ridiculous stipulation, or could it be worked into an agreement and provide better performance?

Hi,

I am a Finance student who is interested in working in the real estate field.

I am not much of an extroverted sales person, although I am a friendly guy, so I'm not sure if a sales career would be good for me.

Besides real estate agents I have looked into property management and appraisal. I think these fields would be a nice day job until I could get to the point where I could do my own deals and start generating passive income.

Do you guys have any advice you could give me about any type of work in the real estate field? I do not have much experience in this field at all, but I have read quite a bit on the investment side and have a lot of motivation to become an active individual in this field and do what it takes to succeed as an investor. A job that fit well with this end goal would be a great start.

i like the concept of buying a mobile home in cash, fixing it up a little, then structuring the payment terms so that the home ROIs 80+% a year for 3-4 years. But is this a feasible scenario?

I don't know anything about the tenants that live in these mobile home parks but I imagine they are transient and possibly have little respect for where they live. I'm scared that a tenant might just take off the day before the rent is due, trashing the place and leaving me the bill for the lot rent.

Is this a real problem with mobile home investing? Have you guys done anything to mitigate the risk?

Post: Mechanics Lien Financing: 200+% yearly returns

Found an interesting article about Mechanics liens explaining how they can be used to generate huge yearly returns in excess of 200%. Naturally I am suspicious. Has anyone ever dealt with these liens? I imagine collecting on them would be quite difficult?
