Thanks again Michael Quarles you really cleared things up. I have another question about vacant properties if you have the time. I found a couple and they both have fire damage. Do investors even bother with these types of properties?

Thanks Michael Quarles, I read the article and it answered my question fully, I appreciate that. So what I took from it is that it's a great contract to use but not necessary all the time and only to use it if I have a hunch that the seller might want to back out. What if the seller actually does want to back out? Are my rights still protected and will I still receive my assignment fee?

Hey BP, I was wondering which purchase contract is best to use when wholesaling in California? Would a one page document suffice or would I need more than that?. Also, where would I obtain the document? Thanks BP

I've heard people say 10% of the expected profit and others say 5000 is the most you can charge. Just trying to gain some better insight on the matter. Thank You.

Thanks Mark, I was refering to a simple wholesale deal where I have the property under contract and a buyer who I can assign the contract to. Would I have to go to closing twice, for the seller and then again for the buyer?

Ok so I'm confused about the closing process when it comes to wholesaling. From my understanding once a seller agrees to a selling price I tie it up in a contract and send that contract to the title company. That's where the confusion starts. What happens after that? From that point till the point where I'm at the closing table with my end buyer. Any insight  would be greatly appreciated.

So I set up my google voice and after that I went to craigslist and posted an ad saying I have property at deep discounts. I already got one call and from the voicemail she sounds very motivated to buy. She stated she was a cash buyer which is awesome. My question is this, When  I call her to get more info on what exactly it is that she is looking for, what questions are essential to ask her to better assist her in finding the right property? Thanks in advance!!
