It doesn't seem so far off to be a 1%er if R.E. appreciation and principal on loans being paid are counted as part of that 450K-470K income/yr. club.  Does anyone know exactly how that's calculated and what is included?

Looking for the best washer/dryer machine company in the San Antonio, TX area for an 80 unit complex preferably someone other than coinmach? I currently use my own but the repair costs are too high for it to make sense. Should go for coins again or card?  Its a class "c" complex in the process of being rehabbed.

I seem to be having an incredibly hard time finding people to work in rehab and maintenance in San Antonio, TX. Anyone have any suggestings for places to advertise or places to go where I can find good working people willing to keep a fair paying job? I offer $15-20/hour depending on experience and performance.  Any input would be greatly appreciated.  Thank you!

I have on the contract a late fee of $50 after the 3rd and $10 daily after that through the 15th.  I have on occasions waived the daily fees if they pay partial rent and agree to pay the balance within a reasonable time and actually comply.  This was I get a small compensation for the running around and I also make a note and use his "credit" with me as a reference for deciding to renew.  Hope it helps...Cheers!

Very true...but it's nothing compared to Los Angeles.  Did you get a new PM yet?  I just got a new one who seems to be working out great if you need one.  Either way, hope everything is working out great.

Unless the lender requires it I would not bother.  (Assuming there is a mortgage).  They are pretty good at determining the risk and if they see that it's worth having they will make you get it whether it's an owner occ. or a rental.  

I would recommend that you include a clause in your lease stating something to the effect "landlord not responsible for any damage caused to tenants property for any reason and highly recommend that the tenant carry renters insurance"  Just a thought...
