Hello- My mother and grandma currently have a property that they own together. As they are getting older they would like to put it in a Trust in which I would be apart of and be the successor trustee. I was just wondering how to go about it. Does the deed and loan need to be changed? Will I need to qualify for the loan in order to be a part of the trust and have the house under the trust? If my mom and grandma were to default on the loan would it go to me first before foreclosure?

Any advice or insight on the matter would be greatly appreciated!

Hello,

I am just starting out in the rental word and I was wondering what websites to use when marketing my available properties? Also, in your opinion what websites do you think are most effective? (ex. Zillow, radpads, hotpads etc...) and how long would you say it normally takes to find a good tenant?

As a previous renter who used websites like Zillow and craigslist to find my next home, photos and description are my first indication into whether a property is worth pursuing. Try posting on hotpads or radpads and try posting better quality photos that include natural lighting and that highlight the benefits of the property. The ad is the first thing a potential renter sees and it needs to spark interest.
