Looking for recommendations for how to compose a professional business plan that can be presented to potential investors and creditors. I plan on using the BRRRR method and would eventually like to do a Reg D offering once I have a track record. Are there books, templates, tips or other resources that have worked for other newbies?

My biggest fear is getting hoodwinked by an agent or miscalculating either rehab or ARV. At this point i don't know what I don't know and I'm an easy target.

I'm only putting one cat 5 port, is that a mistake? My basement is is about 700 sq ft. What is the r rating for the insulation? And why that type?

I'm in the same boat as Alexander, I'm real new to the game but anxious to get my feet wet. I've been rehabbing my primary over the last year and a half and we've made about 65k in equity (according to the recent appraisal). We'll finish the basement by the end of the year and then I'll have a lot of free time on my hands. When you find a deal I'm good for demolition and rehab, I bring my own tools!

I'm excited to join BP!  I've listened to over 30 podcasts in the last couple of weeks and I'm thrilled to get to know the investors in my area.  Although I'm new to the industry I worked as an assistant to a handyman as a teenager and got some solid all around remodeling experience that I've used to renovate my own home.  Over the last year and a half since we bought our home we've refinished the floors, doubled the size of the kitchen, replaced cabinets, windows, electrical, and plumbing and now we have 65k in equity in our home!  Now that I have a taste I think i'm hooked!!!  I look forward meeting everyone and participating in this group!
