We had the same issue! He said he was going to call the cops for some reason? Never did however or they told him to just forget about it. Nothing to be worried about IMO.

Hello BP,

I just wanted to get a quick input on what software that others use for their real estate properties. My father currently has 15 SFH and 2 apartment units and still does almost all of his financials on paper! I am fimiliar with Microsoft Excel on different financial things so I am planning on going with that but maybe there is other software's that fellow investors are using that are much more efficient. Paying for a more convient software isn't much of an issue, as long as it is convenient.

I am kind of in the same boat as you. I recently graduated college with a degree in international business. My connections and experiences are limited and it seems all companies are looking for now days is people with experiences? How is someone suppose to get experiences if you need to have experiences to work within a company? Sometimes I want to say, "well I have 4 years of experiences from college". Anyways I am also someone looking to build wealth through RE and one day hopefully have a stead cash flow to live off of. My father has about 15 SFH and is willing to show me the ropes but I need some cash flow through my w-2 employer first.

Hey Ronnie,

I just stumbled across your post and investing so much money into something like RE can be a scary thing. I just completed a degree in international business here in the states. Investing in a country that you are not in or very familiar with can be extremely complicated and even dangerous. If you can find the right person you can make some good money in RE here in the states but trusting that particular person takes guts. Unfortunately NOTHING is guarantee when it comes to business and investing. I hope someone can reply to you with a more in dept explanation on the things that you can do to protect yourself legally. Interesting read, I hope you find what you are looking for!

Jake,

Many people that I know do not want to rent in bigger cities, they rather live in rural areas with more privacy and more quiet. 10 e-mails on creigslist is awsome! Just imagine how many other potential renters that you could have contacting you in weeks to come by adversting in different ways. I would not at all be discouraged about the rural area, but of course I do not know what location you are talking about either.

Hey Mike I like how this post is going so I decided to drop in here. Of course everyone is going to have a different thought on this, it all comes down to your own situation. This last March I graduated from a business college with a degree in International business. I pretty much took strictly business courses. Not really much on the real estate investing side of things but I did learn quite a bit about investing in general. I decided to go to a business college because I wasn't fixing to pay for credits like art or something that I didn't give a crap about.

Anthony congrats on your new property! I am relatively on the newer side of the multi family investment area of investing but I had done a little research on properties throughout the country. These numbers look great to me. Should work out great. Living free is always nice...isnt it?

Hey Jerry,

I like your recommendations for the multi-family. I personally graduated college just this last April and looking for a job. Once I get situated in a position that I enjoy, I am hoping to do just this. A 4 unit would be absolutely perfect for my situation as a new RE investor. If I remember correctly, you need to live on sight for a year to get tax breaks? I am not sure exactly how the tax situation is after you decide to move after a year or two but I will be researching much more on this type of investment as the weeks and months go by!

Bryan,

This looks like a great place for a rental. I do not have much information on Detroit or its market but to me with that price it looks good. From the outside of the house it looks like it has been kept in good/fair condition. Another thing you have to like about this property is it is in a acceptable neighborhood. When I think of a 1 bedroom like this, I think of someone tired of living in a apartment but does not have a funds to rent out a 2 or 3 bedroom house. I can see this place having very low vacancy for years to come!
