@Bruce Lynn the auction went pretty well I did some networking and meet some really helpful investors. I didn't buy anything but I should've because the properties I had my eyes on those investors bought. The prices for a couple abandoned places went for around $3,400-$3,800 there was about 5 of those.  One place went for $36,000 that was in a $100,000 neighborhood and nothing sold for more than that. 44 acres of land went for $25,000 and 1 acre went for $500. I'll be going to another auction Thursday but its in another county and I have my eye on 3 potential places there that I may buy if the price is right.

@George Nyquist Thank YOU that's the type of information I was looking for. The auction is next week and I've read all the information provided by the auctioneer and I've registered for the auction.  I've also went out and taken a look at the properties I could get to some are just acres of land with no vehicle access others look pretty much abandoned and a about 4 look like they are currently lived in. 

The main property I'm interested in is valued at $104,000 and has back taxes of $4000 its in a good neighborhood and looked like it had been recently moved out of. My next step for this property is a title search. Is there anything else I should do before hand?

@Bob Okenwa Thanks for the cautionary advice but I'm here to ask and learn not sit on the sidelines and watch.  The tax auctions in the area only happen once maybe twice a year. I'm not a rookie investor just new to tax deals and as an investor I don't wanna reinvent the wheel but I don't wanna do what everyone else is doing either. I've gotten all the info I could off the tax assessors website but there's nothing about what really happens after the sale.

@Michael Noto How would I go about doing that?  With Virginia being a tax deed state would they check that before they sell it? 

I'm going to my first tax auction in Virginia in about 3 weeks and know nothing about tax sales. What due diligence should I do before I go? If I buy a property what should I expect afterwards? Any information would be greatly appreciated.

@Account Closed this is a personal choice for you. We all understand that business is business and your providing a service and you expect to get paid that’s only fair. A cancer diagnosis if one of the worst things a person can receive because the very first though is death/family and doing whatever its going to take to survive,the last thought paying a bill wether its a light,phone,water,cable bill. You stated she has various health issues so you already know she has problems and has been struggling personally. Communication is the key here you’ve stated your trying to be accommodating which shows your compassion and that’s admirable because that’s one of the you’ll be judge on when your days are up. Offer her a solution that you both can walk away from with your dignity in place. She knows she owes you but her meds might cost just as much as her rent and which do you think she’s going to buy. With that being say you shouldn’t make her burdens yours and she shouldn’t make yours hers. You have the right to evict and whenever you choose to use that right is at your discretion.

@Harjeet Bhatti that’s what i was thinking that’s why i got on here to ask. I’m thinking if there’s a problem or breakdown in communication this early I’m wondering if i really wanna work with them.
