Three points is generally a rough area. I would not buy in that area, the tenants will be difficult and the appreciation won't be great. Just my two cents

congrats! We have a VR near St Phillips plaza in Tucson. This is our first summer with it and we have been pleasantly surprised with how often it has been rented. We use Air BnB and VRBO. Our guests have generally not been tourists for the summer but people who are waiting to move into their new home, people having surgery at UMC, etc. Does your complex require 30 day rentals? That makes it slightly more difficult during the summer I think.

Work primarily as a general contractor, doing custom homes and large remodels. We started fixing up single family homes to sell, have a vacation rental, and are getting into single family rentals as well.

We are in contract to buy a home to fix and sell. We have found out it has 3 water damage claims in 2014 and a hail damage claim in 2015. We are having trouble insuring it and are concerned with a future buyer having difficulty and it ruining the sell. Does anyone have experience with this? Is there a way to work with an insurance company with proof of repairs?
