@Sam Craven, thanks for that information. If I'm focusing on the person, what are some questions or things I can bring up to see what I can do to help? Also, how do I approach someone in this situation without coming off like I'm not trying to help? 

By the way, I do have access to a decent fund of cash if a house fits a criteria where it would be a good fix/flip or buy-hold for investors? 

Can the house be put under non-exclusive contract for the wholesale on a 30-day buffer with the option giving the homeowner to still work their other options? My objective is not to hold the homeowner under any binding agreement incase they do find a better option.

Hello everyone,

I was wondering if anyone had any success reaching out to pre-forclosures in order to wholesale their homes? I have a list of individuals who I'd like to target but I don't know how this would work, what the pitch might be or any other details.

Can someone give me an idea of the best approach, how the verbiage of the copy would be, how it would benefit that party, etc?

Hello everyone,

I was wondering what your experiences have/are with bird dogs? Have you found them to be effective in finding deals? If so, what type of incentives do you have in place? And how do you manage them? Do you also provide them with material or tools to make their jobs easier? Finally, how do you vet or qualify them to do the work required? Have you seen any special characteristics that make certain people perfect for something like this?

Thanks for the help - I'm trying to find some individuals to help find deals but I'd prefer to ask the experts of this forum to get their feedback.

Hello everyone,

I have a general question for you all- do you happen to see a demographic trend for sellers based on your wholesale experiences? Do they happen to own the house for a certain amount of years? Certain age? Baby boomers? Or anything else that stands out?

I'm just trying to see if it's possible to put together a profile on certain attributes that stand out for individuals that sell their homes to wholesalers.

@Tim Campbell, please help me figure out the costs associated with the hard-money option. What are the figures an average hard-money lender would charge? How do I make this work so I can get this process going one property after another?
