Hi David,

I have already created an account. I have a few questions I think other landlords may have so I posted it here. 

How do we view the lease that the tenant will see? Is it a sign-able document? 

What is the fee for tenants to use online payments?

I see the note the website creates financial leases, but is there a way for us to attach a legal lease document for them to sign along with the financial lease.

Also, the tenant has been in the property for two years and has already given me their deposit. Is there a way to add the deposit to their account and show it as paid?

Hello,

I have a deal I am really interested in purchasing, however I need a investor to partner up with. 

Details:

12 acre lot with highway frontage

43 mobile home and RV spaces

23 spaces currently rented

Market rents of $250

MUD water

Individual septics

Zero lot owned mobile homes

Nice lot with mature trees and curvy roads

Owner is 68 years old, out of state, and separated looking to part ways. 

Poor management, minimal financials, zero marketing, lots of room for upside.

Seeking 90k investment partner.

I found a unique opportunity to purchase a condo in a great location for vacationers. Am I able to purchase this condo with my SDIRA and rent the condo out on AirBnB as a vacation rental?

I will never stay/live in the condo.

Hello all,

Last month I started a mission to get my a** in gear and acquire more rentals in North DFW. I purchased a SFR rental in North DFW back in 2014 but that was years ago and doesn't count in my book.

So I bought a domain, built a website, created a email account, vumber phone number, local UPS mailbox, build a FB-Google-Yelp page, setup Podio, designed a post card, and this past week I had the post cards sent out via yellowletters.com.

I know I have the skills: sales, marketing, customer relationship building, deal analysis, negotiating, and bla bla bla to get the deals done. But after talking to my buddy that was going to be the boots on the ground it sounds like I need a lot more help. 

My buddy is local and has his RE license, but after I sent out the post cards it doesn't sound like he is interested in being the boots on the ground anymore. He just wants the retail sales leads so he can continue being a Realtor, which is fine, but leaves me scrambling for help.

After talking to another wholesaler he told me I need to have a title company lined up so thats another issue. Ahhh.. ok I just needed to get all of that out. 

Can anyone recommend someone looking to get into wholesaling that knows how to estimate rehab costs and has a North DFW MLS access?

I already have the marketing strategy in place, so not looking for help in that arena.
