haven't got the hang of the tagging on this site yet for some reason...

nevertheless, I was listening to a podcast yesterday BiggerPockets Podcast 001 : Flipping Houses with Marty Boardman

and he illustrates in it how he was able to build quite a portfolio (8Mil$) and had it pulled out from under him. he was able to regain it, but it was a lesson that you have to stay ahead of the market and prepare and adjust for its PITS. He also illustrates that you should sit down and map out your goals and longterm and work backwards to your short term. Map out what you can retire on, and how you can invest and pay for that goal. Can you retire in 3 years???? I say absolutely, but it's not for me to say it's for you and I think if you do your due dilligence and plan for it YOU WILL BE ABLE TO SAY.....ABSOLUTELY!!!

Congratulations the place looks like a winner. And the reality is people will share in your success a lot more when they understand it. So like everyone has been saying here is the place where everyone will gladly say FANTASTIC JOB!!! I wish you much success and hope to be able to share a story like this soon. Again this is really awesome!

This really is a great question!  For me, and that fear is still there as I have not yet overcome it, is am I doing enough to secure the best deal.  I am just starting out and I worry that I am not putting myself in a position that will allow me to maximize the deal.  I know each deal will be different but having nothing to draw from I feel like I'm stuck in the "double Dutch state" trying to have everything line up perfectly before I jump in.

I don't think an aspect of this business will be easy and your points are valid because I'm getting in this business because I want to move away from just a job.  However everyone I've talked to has proposed wholesaling as a gateway to other ventures.  Thank you for your input I do appreciate them.

@joe villeneuve,

Thank you we are hoping that wholesaling can be a catalyst for our business growth.  I guess I have to allow myself to see beyond the money.  I want to.jump headlong into this business, but still have a 9-5er's mentality.  I have to trust that the systems we are building will work.  And not worry so much about paying for every deal.

Hello BP!

I am writing because I have really fallen in love with the idea of real estate investing.  I say "the idea" because while my wife and I have been working very diligently at building out our business I still am worried about funding deals.  I believe between the two of us we have great tools needed to be successful yet I worry we are stuck on the sidelines.  Outside of the obvious just jump in there and see answer I'm looking for how others have managed to fund their deals with little or no cash available?  I apologize if that sound curt, not.my intent at all.  I just have met some really wonderful people in this industry and hearing their stories both good and bad make me anxious to really get going.

Hello BP

I am writing because I am in the process of building my network/team and I am starting to get to know local real estate agents.  I debated on putting this in the wholesaling section but nevertheless I have a question about interacting with Real Estate Agents.  Simply in regards to wholesaling what types of questions should be asked of REAs that we want to work with.  the ones that we could think of were

1) What experience do you have with investors?

2)what experience do you have with wholesaling, rehabbing, and landlords?

2) Are you currently working with any other investors?

3) How do you work with other investors? 

your input is greatly appreciated!  THANKS
