Can you share your cash flow and how much it costs you to run it (cleaners, utilities, etc.) 

How much do you pay for Homeowners insurance (since you are close to the beach)?

Are you renting it out for a higher price in the on season versus off season? If so, how much?

Where do you advertise the property currently? Are you getting a good response?

I'm looking to do the same approach in South Florida where I currently reside but it's much more expensive here.

@Yvonne Flores, my husband got a reply from them asking him to forward 2K to them so they could send him the 50K loan he asked for. After he asked them to deduct their fee from the loan they stopped responding. We could not get them on the phone either. Their rates are way to reasonable and they have a Gmail not a business email. I believe after doing research on them they are a scam.

Has anyone used this course recently and if so have you had any success? It's only $97 so I think even if I learn 1 thing it would be worth it. His deal is digital properties. Wholesaling electronically I think. Would love to hear any comments in this particular course. Thanks

Call Robert Janezic from Remax. He is a great realtor/instructor and knows a lot about mortgages and super great with buyers and also buys and flips in Charlotte. 

@Alanna Dunn I'm in the 3 day seminar in Charlotte NC this weekend and I will say I really like the speaker Mike Biglane. He's got a lot of knowledge about everything in RE. But they're mentoring is between 25-40k for a year. It does include 100% financing on deals up to 70% of the ARV. Some had negative comments about Cogo Capital (which is their lending part of the company). I was wondering if anybody had any success with the coaching/mentoring with Lee Arnold. I don't want to make a costly mistake.

it wasn't as good of a deal as i thought it was. property needed a lot of work. Seller did some of the repairs and now wants more for the property. thanks for the input. i really appreciate it. I'll let you know if anything changes and it becomes a viable deal.
