@Michael Krotchie, that makes a lot of sense, but rent values don't seem to have risen proportionally. Which discourages any buy and hold investor. I think I found a deal in San Gabriel that returns at 0.85%. We'll see how that works out.

@Eric, I have noticed the rent values fall short of the 1% rule, the average seems to be 0.6-0.75%. What kind of rates do you find in Phoenix? Why do you say the political environment is anti-business? Thanks. I would definitely like to attend a Tucson AZREIA meeting.

Hi fellow BP readers!

I am a new rental investor in Tuscon,AZ interested in multi-family homes. This post is really meant to help me gain a firm grasp on the rental market here. I'd appreciate any information that will help me understand the area better. Some of the questions I have are:

1. What are the employment trends of Tucson? Do you see more people coming in due to increasing job opportunities, or are more and more people leaving the city for better prospects? What is the turn over rates for employment, are people coming in and switching out faster and faster than previous times?

2. What is the best area to invest in? I'm currently looking at a multifamily in the Corbett area of the city, does anybody have info or trends for this area?

3. Any general Tuscon, AZ long term advice...
