I would very much appreciate you connecting us! Thank you so much!! Do you mind sending me a direct message?

I would prefer a lower down payment so I don’t have to use all of my savings- but I am willing to put down a larger down payment if necessary to reduce my mortgage payment

Hi! I am trying to buy my first live in property by mid may in Arizona. I currently live in Colorado and I have run into a huge obstacle preventing me from being approved to buy out of state. I have a great credit score and a good amount of money saved. My only problem is that I am a server and make a tipped wage. I’m having a hard time finding a 55k+ salary job. I have an associates in human services but I am wanting/ willing to get experience where I can learn more of the ins and outs of real estate whether it be loans, property managment, etc. I am very open and eager. I’m also open to any schooling required to be considered for a specific role. An ideal world for me would be to find a salary or hourly full time position with minimum 55k a year in Arizona so I can learn and also make enough to get approved to buy my first property that I later want to rent out and hold long term. I guess I am looking for some advice or guidance on where to start!! Thanks so much in advance

Hi @Abriauna Garcia, welcome to the BP Forum! Have you been trying to get approved for an FHA loan or something more conventional?

@Abriauna Garcia I'm not an FHA expert, I'm sure others that are will chime in at some point, but the most commonly focused on difference is the lower down payment requirement with FHA loans.

Hello! My name is Abriauna. I have been listening to Bigger Pockets podcast for a couple of months now and I am learning so much but still in the beginning stages of learning how to jump in to real estate investing. I am hoping to buy my first home by summer 2025. I currently live in Denver but am looking to move to a new state. I want to be somewhere I will enjoy but also somewhere that’ll be a good investment for either short term rentals or long term rentals in the future. I plan to travel a lot and would like to make my first buy an investment property after a couple years of living there myself. I would appreciate any advice on what I should look out for or a chance for a mentor to talk through opportunities with. A few cities I am interested in are Houston, Scottsdale, San Diego. I am open to other states/ cities as well. My partner will be moving with me but I will be the owner. Thanks so much!
