@Steven Griffith - great advice. I was able to find an off-market duplex deal that I'm checking out today. If that does not work, I will look more into a SFH with a basement unit. That is definitely a great option that helps make house hacking work. Are townhomes the most common SFH with that basement unit?

@Mark Hove I appreciate the context! My wife and I are new to the area and quickly learning how competitive it is. I have been 'running' for dollars in my neighborhood and have reached out to a few duplex owners. I'm actually checking out a FSBO duplex deal in Burlington, NC this week. It is off-market and I'm hoping it a good fit. I'll keep you updated.

Hey all, I'm a new investor in Raleigh, NC. My first investment will likely be a duplex that I house hack.  I have my financing in order and have a local realtor. However, I have had a difficult time finding good duplexes before they get bought up. Does anyone have a recommendation on how to find good duplexes or dealt with a similar problem? At this point, I'm creating a list of duplexes not for sale in my area and will be reaching out to the owner to see if they are interested in selling. Is this a waste of time? or are there more effective strategies? Any help from the BP community would be fantastic.
