Currently I own a property in Sacramento with enough backyard lot that has Alley access and my current Mortgage is at a 2.5% rate and don't want to touch or affect it.

I am in the process of considering a lot split with a plan to build a new doublex unit in the split lot with hard money or a construction loan. 

The plan is to refinance the new unit separately immediately after completion and pay back the loan. 

My question is does the lot split affect my current mortgage? Am I required to refinance my current mortgage if I split the lot?

Does the rating also include airborne noise conductivity rates? I found this product (ProSound Reverso SoundMat) manufactured and distributed in the UK and is a bit expensive but has a good rating. From your experience, you know if there is a comparable product here in the USA of reasonable price and good quality for both impact and airborne noises.

Thanks yes I am considering using soundproofing underlayment underneath the new vinal floor, so please let me know if you know of a specific product.

Regarding the code requirement you are right here in CA The minimum ceiling height for the living space and bedroom is 7 ft, the bath could be less than 7ft but not too short. I am not planning to rent this place it is for studio and office use for us.

If anyone has an experience with this product (https://soundproofingstore.uk/product/prosound-reverso-sound...) please let me know or if you suggest a similar product of better price and availability here.

I recently converted a 1912 house basement into a livable space. The cellar is b.t 6.5 ft and 7ft ceiling clearance with a newly installed ceiling with insulation foam/fiber. However, there is still high airborne and impact noise transfer between the basement and the first floor above. The first-floor flooring is an old hardwood floor. 

I want to install a new vinyl floor with soundproof underlined to insulate both impact and airborne noise transfer from and to the basement and first floor. Could you please suggest the most effective way or product to protect?
