  thank you !! Great information !! I will be seeking more guidance on this matter... Is there a preference  on which professional would provide the best guidance. I was also told to establish a corp and llc that is under the umbrella (stock) of the corp for holding properties.

Hi all,

I am in the final stages of prep work for the structure of my business. I would like to know if anyone has any great recommendations for a R.E. Attorney, and Business Accountant (CPA, AICPA, EA) in the northern VA area??

Also I wanted to use a incorporating service 1. incorporating company 2. legal zoom to handle the structure of the entity. Any helpful suggestions ?

Hi everyone.. I'm a newbie, still getting my footing in RE. I am interested in purchasing performing and non performing notes.

example: on 1st position Lein

Priced at 15,000.00

original balance of 30,800.00

Principle of 28,299.00

Estimated value of 65,000.00

Payment amount 432.00

Note rate of 12.70%

Here is my question. If I pay the full price of $15,000.00 the property is free and clear, I am free to attempt to Reestablished the note, foreclose, sale (if there are no tenants residing on the property)? 

Will I be required to pay the remaining amount of the note? 

Could I do "keys for cash" ?

Much  like everyone else I concur with the other great minds. Our partnership allowed us to divide up some of the vital roles in making our business a success. Real estate licensing,  business liscensing, broker, investment licensing (series6, 63, 26, 65), marketing team, etc. Eliminating fees, and expenses that can be put back in your cashflow is a vital element of  "thinking"business. Every dollar counts :)

Have you tried yellow letters? It's pretty inexpensive, personal, and has a 2+% return.

@JPaul Mills Great advice! Although we are still in the developing stages of wholesaling, this idea is replicated in serveral books. The neighbors are often said to be eager to improve the neighborhood as a whole.

The title says it all ! I am one part of a business partnership and we are excited to began this business venture. When we began we thought about paying for more a formal "education" in RE. Thank goodness we didn't go with that notions. We have learned a vast of information through BP! 

We are establishing the legality side of our business now, forming our "power team", and outlining our niche(reverse wholesaling, and tax lien) -Phase 1.

Advice ? Books?
