Hey Abigail, since you're already in real estate and working on a house hack, you’re in a great spot. Wholesaling can be a good way to build capital and find deals, but if you prefer to be hands-on, flipping might be the better fit. That's great that you already work in Real Estate! Other than needing a license to wholesale more than one deal in IL, the learning curve should be pretty easy for you too. I started out as a Realtor before getting into wholesaling and it made learning the wholesaling side super simple.

If you want I can send you a workflow that I send out to individuals looking to get into wholesaling. It's much simpler than the traditional brokerage side and it is fantastic for finding amazing deals for yourself! I used to find myself busy with my own properties and having to assign contracts on homes I couldn't close on at the time. 

Definitely check out FB group and local REIA events to network with other wholesalers and brokers in the industry.
