is there any electronic platform like pay pal that she can use.

Advise on how tenant can pay me with a visa card. she has no bank account. In the past she handed me the card to draw money from ATM. A lawyer advice against it citing potential for many complications. How else can I get paid.

you are right, I checked I used 10% not 1%. I truly appreciate your help on this.

Thank you so much, I have tried your suggestion and changed the Capex to 1% instead of 10%. 1% because I just rehabbed and not expecting any capex anytime soon. I will however go back and do 10%. But as at now it looks great and can be presented to lenders.

II just became a pro and did some analysis of the projects that I have done recently. I cannot believe my outcomes. I thought I did well when I bought with my cash, and hope to do analysis for a bank in preparation for one of those BRRRR thing Brandon thought on podcast. However everything shows massive negative cash on cash return like -60%. Not only that, I can make profit only if I sell in two. following years are in the negative. I just think I must be doing something wrong. So if you can help me this is my scenerio.

Bought 75 000, repair 50,000 rent 1750. tax 2100/yr. If you can do the analysis and email it to me. It will be apprecated
