Thanks for your reply. the seller is selling as is though....can I still request this if it is AS IS ?

I'm wanting to purchase a house with mold issues and erradicate the mold myself (pro's ask way to much) ! I want to flip this property, but I'm afraid that if I disclose prior mold issues and I say I cleaned it myself, they would be afraid and I might loose potential buyers. Do you know if this is something I HAVE to disclose? I mean by the time I put it for sale, the mold issue should be long gone.

My goals for 2009 are:
* purchase 7 more properties for my rental business.
* Try to re-hab and sell (maybe on a lease to own system) at least 1 house.
*Go on vacation to my home country of PARAGUAY !!!

How did everyone do with their December goals ?

I met them all ! My remodeled was completed mid december and it rented on Dec. 28th (as of Jan. 1st)

I read online that:

"Fannie Mae agreed yesterday to become a “national landlord,†by support the first initiative designed to rescue renters facing eviction all across the country. The mortgage giant will sign month-to-month leases for tenants who live in Fannie-owned, foreclosed properties.
Fannie expects the program to initially help 4,000 renters. According to analysts, approximately 70,000 renters faced eviction in recent months, despite keeping up with monthly payments."

I see it as a huge competition.

The response you're looking for should be specific to the utility company in your area. Here in Lincoln NE., I make my tenants change utility to their name. Water is the only one that can put a lien on your property if unpaid, but that varies also depending on you city.
A week after a new tenant moves in, I call the utility companies to verify that they have put the services under their name.
I recomend you call and ask them. Some utility companies have a form for landlords to add their properties in a list, that way you don't get charged a fee every time service changes to your name.

My smallest rental is only 600 sqft. One bedroom 1 bath. It rents well. My conditions when buying rentals is the lot size (no smaller then 5500 sqft) and no flood zone properties. But I agree, the larger homes will appeal to families, but at the same time... they will require a higher rent.

I found this article in Yahoo Finance, pretty much it predicts that commercial R.E. will also collapse. Do you think it will? If it does, it might be a great opportunity to buy some...cause I'm sure it'll be back up in no time. What are your thoughts?
