Are there any pockets in GTA or Niagara region where you are seeing value with high potential for long term appreciation?

I know the sentiment in Ontario is not great right now when it comes to housing and combine that with tariffs and change in immigration strategy for Canada, I think it's going to get worse before it gets better.

I've been interested in investing in Canadian real estate for some time, but the price-to-rental income ratio never quite made sense to me. With the current downturn in the Canadian housing market, I'm curious if anyone is currently investing in the Toronto or Niagara Falls areas, or any other markets in Ontario that might present good opportunities. I wonder with Canadian economy struggling if there is potential to purchase distressed properties that could be converted into long-term rentals or successful AirBnbs (especially in the cabin markets that have been hit hard). I would love to hear your thoughts and insights and eager to learn and contribute to this discussion. Thanks!

I am relatively new to BP. I have a duplex in Buffalo area where I need some help with property management. Is there a good Property Management company that investors in Buffalo can recommend? I live in Toronto, Canada so I am not too far from Buffalo and have been able to self-manage the property so far. However, I am considering expansion and looking for local partners with boots on the ground in Buffalo who can help manage the properties.
