It looks like i'll be moving to San Diego when I graduate this summer and I'm looking to house hack when I move. I keep seeing new construction homes in Otay Ranch in Chula Vista for 5-6 bedrooms with 3-4 bathrooms in the 600-700k price range. If I'm looking to house hack and rent out by the bedroom, what would be negatives of an investment like this?  

If I rent each bedroom for a price range of around $900-$1000/room it seems like a good investment for San Diego county. Is it hard to achieve rent prices in this area? Is Otay Ranch safe? The area seems to be growing and the potential for appreciation seems to be good as well.

@Nicole Holcomb Thank you for your detailed response. That's amazing to hear that you have such great things to say about house hacking in the San Diego market. I've been to San Diego plenty of times and love it there. Hopefully everything works out in the future, and I can starting my investing career in the beautiful city.

Do you know the typical costs to add an ADU or do garage conversions to JADU in San Diego?

I will be entering my final year of college and may be receiving a full time offer in San Diego upon graduation May 2021. Me and my girlfriend want to start investing through house hacks of our own. We're wondering how cashflow looks like in the expensive San Diego market, especially when house-hacking. Does anyone have experience house hacking in the San Diego areas, what methods have worked for you? Rent by the room? Airbnb?

Coming from Arizona, if we end up moving to San Diego what are some recommended cities/zip codes to look into as well?

If you’re getting a full ride, I would highly recommend going to college. Why not do both, Real Estate and College at the same time. It gives you more exit opportunities in your career. And you will also have more capital to accelerate your investing career.

Hi Everyone,

I’d like to introduce myself to the world of BiggerPockets. My name is Abhi Kotti and I am a senior at Arizona State University (Barrett the Honors College) double majoring in Finance and Supply Chain Management. I am also pursing a minor in Economics, and certificates in International Business & Data Analytics.

The past year I have become very interested with Real Estate Investing and everything about it. I have read numerous books, analyzed many deals, listened to about 100 hours of podcasts, watched many BP webinars, and am always scouting around BP forums/blogs.

I would really like to thank BiggerPockets, Brandon Turner, and everyone in this community for the amazing confidence, motivation, and leadership! The first step to my plan is to start off house hacking right upon graduation Summer 2021 (hopefully a home with a casita) by leveraging my future job offer into a loan. The sky is the limit for me after that!

I’m from Arizona, and would love to connect with agents, lenders, home inspectors, wholesalers, and contractors! If any of you all would like any help with your systems, I would gladly be willing to leverage my skills and provide value in any way possible.
