Thank you Alan and Bill for your responses. Philly sends notification of potential leak after 96 hrs of continuous use, I got a plumber in today and possibly issue with toilet but its not confirmed as nothing is leaking consistently. Plumber said its not an in ground line issue as that wont flow through meter. So lets see if bill lowers down post toilet change. I'll also check with water department if they can share history of water bill as I acquired property 30 days ago and would be good to understand if this a recent issue or I got served a bad hand of a known issue!

Hi,

I just acquired a duplex in philadelphia and got a $1000 water bill. Post preliminary investigation from sources, it seems (not confirmed) there is leak in ground. Any investors in Philadelphia who have dealt with a similar problem and have recommended next steps or contractor who can test in water line to identify leak area and suggest working with water department? Is there interim relief that can be filed with the Water department while this is being investigate ? 

Any specific help / contacts is much appreciated.

Hi All,

Hope everyone is having a good time with family over the thanksgiving weekend.

I'm currently under contract for an investment property with EOL (End of Life) roof and has an existing solar panel on lease for next 25 years. Solar panels were installed 3 years ago. I was told by agent that usually solar panel roofs have a good life on them but inspection revealed its at end of life based on number of years. Did anyone had a similar situation and what is the suggested best next action ? 

Property is 1960 construction and in addition to EOL roof,  HVAC is also almost end of life. I'm thinking to go re-negotiate sale price and ask for further reduction ~ $ 20K. 

Also check with solar company what is the cost associated if they have to come down and remove the panels and then put them back after roof is fixed. Home is otherwise in decent condition.
