Post: Working on my first real lead!

So I have been attempting my hand at wholesaling. (It’s not easy) haha but anyway! I finally got what seems to be my first real lead. Now lead has not actually gone anywhere yet. But I found a seller who is distressed and frankly tired of the property. I want to make him an offer. I’ve spoken to the seller on 2 occasions and just went by the property to see it in person. My question is. Should I take a contractor with me to give me an accurate repair cost before I ever even make him an offer? I know that question sounds stupid. The seller has done much of the work to the house but it needs finishing. So really I just want to know, how would I go about finding out the repair values if I didn’t take a contractor to give me an estimate?

@Steven J. I've done a ton of research in the last few days on setting up a separate phone number. would you think that google voice would be a good resource to use to start or should I use something else?

Also you mentioned that you're not a huge fan of wholesaling for beginners, if you don't mind me asking, what would you suggest be a good starting point?

like I said I have limited funds, thats the reason I went with wholesaling, I could purchase things as funds came in versus trying to have a lump sum. 

I have a small buyers list. My first step is to figure out the phone number situation, then create a website and order maybe 100 bandit signs. keeping numbers small, but getting the ball rolling on marketing.

Im from the Tulsa, ok area and have in the last six months started my journey in real estate investing. I currently have not done any deals but am enrolled and actively taking my real estate license course! I have done a lot of reading but ultimately would like to just meet up and talk to local investors! If anyone in the Tulsa area would like to meet up! I'll buy the coffee!

My current focus is wholesaling. The reason being is my funds are limited and would like to get the best possible use for marketing my business. I feel as if wholesaling would get my business name out there much quicker and more efficiently. My current steps are setting up a phone number to use for bandit signs as well as a website. If anyone has any tips or suggestions, post them up for everyone to see!!

Thank you so much for the quick response! Getting my license is my first priority. I'm a landscaper for my brothers company, one of the few reason I had thought about becoming an agent. I would still have the contacts and benefits of having my brother shoot me leads anytime he may come across them, while like you said, simultaneously learning the market and growing my name in the real estate world!

Hello everyone! 

My name is Abel Rodriguez and I'm relatively new to the REI world. I've read many books on the topic and have gotten in touch with a few local investors just to get a sense of direction.

Currently I have not done any deals but am excited to get my first deal done, although I want to do it as educated as possible.

While long term I want to build a big enough portfolio to achieve financial freedom, I still have a day job as a landscaper in the Tulsa area. This is both a good and a bad thing, bad because its off season and currently there is not much work, but very good in the aspect of I have more time to submerge myself as much as possible during the off season.

I've been a member for about 6 months with never so much as browsing the site. As of about 2 months ago all of that has changed and I have done my best to familiarize myself with the site.

I'm currently working on getting into wholesaling to help raise capitol so that I can invest in some rentals to create passive income. 

I do have one question for the seasoned investors. 

I just started my course to get my real estate license, and I'm in sort of a quandary as to if I want to continue landscaping (I personally love being outside working hard) or if I should take the leap and just work as a real estate agent while building my investment portfolio? 

The reason I ask this question is because I feel long term its a sacrifice that will lead to a better understanding and more networking right off the bat in the real estate world. Essentially learning the trade on the job.
