Thank you for the insight guys Jeff Wallenius Andrew Johnson Joseph M. Eye opener for sure! Would a good buy and hold deal be something like a seller financing property within 10 minutes of a city like Memphis TN, Birmingham AL, or other similar cities in the South and Midwest?

I have a question that maybe some of you more seasoned buy and hold investors might be able to answer. A lot of the forums/webinars talk about a minimum 12% cash on cash return on rental property investments, but for someone just starting out and living in Southern California, a 20% down on a half a million dollar “deal” isn’t easy to come by, it seems the numbers never add up. But then I look at 3 bedroom single family homes in cities like Detroit MI and Cleveland OH going for $10,000 or less, bringing in a monthly rent of $750 at minimum, why aren’t all buy and hold investors looking for cash flow buy up in these areas? Is there a reason why these properties aren’t moving? Buying a $10,000 property in these slow appreciating markets outright and renting it out for $750 while living and working in Southenr California seems like a killer return to me, but am I missing something? Thanks for the insight BP peeps!

Carlos Altamirano do you suggest putting up bandit signs and leaving them up, or picking them up after a few days? What has worked best for you?

I've mailed out over a thousand mailers, targeting primarily lower to mid income neighborhoods with high rates of foreclosure. A few handwritten ones and some not!

My name is Abed Asghar and I currently reside in Laguna Beach.

I had a job at a large fitness corporation and have always wanted to get into real estate investing. I ran a multi million dollar health club in Irvine, Orange County but felt I never had time to pursue my real estate dream, needing to be at work for over 55 hours a week most weeks. I decided to quit my six figure job to fulfill my real estate investment education and devote time to it, I knew it was the only way for me to learn anything and truly achieve the financial independence I was aspiring for. It's been a while now into Cody Sperber's fast track program learning how to wholesale real estate online, but I haven't pocketed any profits yet besides the education. I've been putting up bandit signs all over Orange County, searching through Craigslist and sending out direct mail, but my phone hasn't started ringing yet with motivated leads. I haven't managed to put something under contract still.

The unfortunate truth is that I've run out of money, and am afraid to go back to working a corporate job again. I've been the breadwinner for my family (it's just my wife and I) and she is stepping up saying she'll be getting a job to support my real estate goals! I feel like I could possibly be doing something wrong, or maybe I have to be more patient. Is there something I should be doing that I'm not, what can I do at this point to sell my first deal?
