@Andrew Seeker I am looking to do line of credits on my investments. The loans have great IRR terms. So it does not make sense to refi.

I have 4 investment properties in South FL that are rented for a few years plus a primary home.

It has been impossible to find a lender to offer HELOC program for my investments.

Any suggestions?

I have been looking at different investment opportunities in SFL but cannot quite make the numbers. I could find so it has positive cash flow but cannot get the recommended indicators (cap rate, 1% rule, cash on cash, etc). So I am wondering if anyone has been successful on finding investments that follow the suggested guidelines.

@Alan Mills Thank you got the post as I have exactly the same case. We have talked to many entities and in order to cash out we need to wait 6 months. There are portfolio lenders that will lend us 75%. I have also read the books and tried to watch all podcast but have not found where they talked about this subject which I found extremely important unless you want to recycle the money only twice a year which defeats the purpose of reusing your cash multiple times a year.

Any guidance is welcome.
