congrats on taking the first step, all these areas you mentioned are great areas to invest in. Look into Real estate investor group tons of resources for you. Tile company I use is HDH settlement and brokers settlement services. also there are tons of hard money lenders and dscr lenders in pittsburgh. I'm an agent/investor myself would love to point you in the right direction

Working for a PM company already gives you an edge over some folks. I would say if you live there, don’t shy away from investing in your own backyard. C neighborhood are not all that bad after all, would love to assist you find a property.

First off congrats on making it half way thru your Brrr process. I would reach out to first commonwealth bank or local credit unions. Also there are some dscr lenders who would qualify for refinance based on your property’s income if you have it rented out.

One tip that I can give you after comping and analyzing several dozen of properties in Pittsburgh. Pittsburgh is a market where you don't comp by zipcode but neighborhoods. Obviously you gotta be careful while doing that also because if you’re in regent square but gotta pay wilkinsburgh taxes for some reason than your cash flow might not be what you think. But the only area where I would invest my money in that zipcode is the regent square neighborhood. You can demand higher rents and pick up properties for pennies in wilkinsburgh but make sure you go real hard on the screening process.

I learned Real Estate while working at my Retail Store aka Self Employed W-2, since last year 2022 since I started my company I learned what drives the boat for progression is good discounted deals, ever since then me and my company have been at it in the Pittsburgh sourcing and funding real estate opportunities for ourself and fellow investors.
