Rose, contrary to popular believe you will need capital to start flipping. Unfortunately most hard money lenders want to see your skin in the game as well. This means that they will usually require some money down on the deal. I have seen 100% financing for more experienced investors, so its not impossible but harder as a newbie. Best for you to get familiar with how hard money lenders work, this will give you more information. There are hundreds of Hard money lenders around the country. All you have to do is google hard money lender or connect with one here on BP. Like I always say, start doing doing whats necessary , then do whats possible. Suddenly your doing the impossible .

Hi guys and gals, sorry for late response. Business is good. Many deals are found by word of mouth advertising. I am very happy to be on here with great people in different parts of the country. We are ramping up our ads in Little Rock area also, any RE agents out there to network with would be great help. Same in Stanislaus County here in Ca. Emma Morris, we are currently buying, any info is great!

Great advice from everyone. We find it a lot easier to use the price per square foot equation. When searching for sold comps use this method. Of coarse you will have to take other factors into consideration. This is just one step that works for us !

You could restructure the payment schedule on the note. The lender can foreclose on you, however you could simply add the arrearage to the principal balance and extend the term of the loan. This means the lender would be collecting interest on interest for the entire remainder of the loan. There are always ways to work it out if both sides. Just think creative financing but, don't make it a habit or your new normal.
