 The contract they have with the seller. The assignment contract you sign, is assigning their contract they have with the seller, to you. It  becomes your responsibility to uphold the terms in that contract, and it will have the price on there as well so you will know what they are making. Not that it matters, but since you felt misled, thats one way to know.

@Wayne Brooks you make an interesting point...the assignment fee was not disclosed but it turns out it is more than the asking price of the property itself over 60k. The hard money lender says they have a problem with those margins and it should have been stated up front. 

If you are accepting an assignment contract, ALWAYS ask to see the front side contract before signing. By accepting the assignment contract, you are accepting ALL the terms listed within the wholesaler's front side contract, and there could be some crazy stuff in there!! Just a little tip from my experience working with wholesalers that do assignments  :)

Hi Milton!

My firm buys about 10 per month in the Tampa Bay Area and we aim for high 70s minus repairs. It seems almost impossible to get anything cheaper. Like Minh said, if my offers were like that on the MLS I would be so far off on everything.

On average, for a standard 3/2, 1,200 sq ft house, my clients usually spend around $7,000 for all new cabinets, granite/quartz counter tops, backsplash, and all new appliances. If the home is bigger, or in a high end neighborhood, closer to $10,000, or possibly more, depending on the specs.

Hi Val!

There are many variables that affect the price of a roof replacement and I have seen a very wide range of prices. I would recommend getting about 3 bids and going from there.

Hi Hilary!

A few things I would pay attention to. If the house has already been pinned and then repinned, there may be some extensive issues that could run you higher than 20k, I would definitely get a bid on this before going under contract. Also, if you are doing a full rehab/update on the rest of the house, I would bump your rehab a little higher. Without seeing a house, I usually account for 30-50 in work, depending on the size of the house. In regards to comps, I would make sure you have at least 3 within a mile, sold within the last 6 months, that are all rehabbed. Also make sure you take into consideration closing costs on BOTH sides of the transaction. Last but not least, I typically run holding costs at 6 months. Plenty of flips can be wrapped up sooner, but you never know exactly how long it will take to resell your final product, and with foundation issues it can get tricky.
