Vivek Khoche thanks for reposting the link. I did read through the whole post. My initial feat actually died down a bit. I hear both sides of the argument. That's why I'm not going to put the whole portfolio in TK buy and hold nor am I going to pull out the investment within 10 years. But I'll make sure to do more research before pulling the trigger.

@Mike Lambert Are you saying I'm too easy :)? Just kidding. Guess I was trying to be realistic and not aim too high. Thank you for the kind comments.

@Jennifer Slaughter To clarify, the areas you would recommend visiting in Memphis are Midtown, and the areas close to FedEx, and St. Judes?

@Hadar Orkibi Yes, I was a bit rushed since some of the capital is earning negative return, factoring inflation. And I felt that I'm getting more indecisive and reluctant to pull the trigger as time goes by. But you are right, I shouldn't get carried away by this kind of "impatience" and play the wrong cards.

@Hadar Orkibi I guess it's not really spending, more of investing :). But point taken -- I've been worried about the market taking a turn as well. I just figured it's too hard to time the market.  I guess the next natural question is what would you suggest putting the capital in for the next 12 months then, CDs, savings account?
