Just reading this now, 2 years later! I'm currently a D2 at Creighton and have house hacked for the past 2 years (think 5 roommates in my 6 bedroom home). Also bought a 4plex last year and another SFH now. Interested to see how your journey turned out!

Almost welcome to Omaha! I'm a transplant here too and have fallen in love with the city. The RE market is hot but plenty of room for some profits. There's a great meetup for real estate investors in town too! Let me know if you want more info.

The good thing I've seen with short-term rentals is the ability to try it out for a bit and then have the option to go back to long term if the STR doesn't pan out. Yes, a person would be out the time it took to set up the house, opportunity cost and furnishings, but never know until you fully try. Best of luck whichever way you go!

Investment Info:

Single-family residence buy & hold investment in Omaha.

Purchase price: $177,500
Cash invested: $15,000

House hacking with fellow dental school roommates. 6 bedroom home with 5 rooms rented out and I occupy the 6th.

Familial verbal agreement with notarized document outlining terms. No lien or title with their name. 

I’m looking at some options for financing another property, this time a commercial 5-6 unit apartment/house. Currently I have my primary residence and a 4plex that's all rented out in Omaha. Parents paid cash at closing and I pay them back a mortgage each month (they wanted the interest income and I liked the smooth closing). No comments needed on this arrangement. 

Is there a way to pull that cash out and put it toward another property (with my parents approval of the whole situation)? Any other financing tricks?

Hi Tim, not sure if this is any help but I've recently started an Airbnb in Omaha and it's thriving financially! Surprising how many people are coming to NE for various travel. I'd think your Norfolk property would be popular with the increased capacity for family in town visiting, traveling through, moving there, etc. There are options to offer monthly and weekly discounts too within the platform for STR.

I'm currently under contract to close on a 4-plex on June 24 and found out that there's a registered sex offender living in one of the units on a month-to-month lease. I have to live in one of the units (mortgage reasons) plus his rent is the lowest so I'd rather live in that unit and renovate it. 

Being a 24 year old female, I don't quite feel comfortable going through the ending of lease process. Am I able to have the current landlord end his lease during the closing process if she's willing?

I have been house-hacking for about 6 months now. My target demographic is graduate students. The majority of them want to bring their own furniture, although one tenant moving from halfway across the country was delighted to have it furnished and it's what actually sold her on signing the lease. Granted, the furniture I furnished it with was some old family furniture that no one wanted! If anything, consider furnishing off of FB marketplace or Craigslist (can get some great quality pieces on their for a fraction of the cost).
