As a wholesaler, how do you incentivize real estate agents to do work for you (as in pulling comps)? I am trying to get access to the MLS to pull historical data on sales and find potential leads but am having difficulty. Any help and direction is appreciated.

Hey guys,

Just wondering what a good initial cash on cash return would be for a buy and hold investor (for year 1)? I have been analyzing rental properties in my area and the BiggerPockets calculator has been showing cash on cash return on investment between 2% and 4%, which I found to be quite low. What kind of threshold do you guys use for this COCRoi metric when deciding whether you have a good deal or not?

Hi Everyone,

I am in the process of setting up a website to generate leads. I know Investor Carrot and Lead Propeller are some of the more popular template sites used by investors. These cost around $50/month for a single site. I could build my own site using something like wix or squarespace for a much cheaper monthly charge around 1/5 of the cost. Is Investor Carrot, Lead Propeller or a similar website system worth the cost, or would you recommend trying to build my own?

I am attempting to build a motivated seller list to send out my first direct mail campaign. I know there are many sites like listsource, usleadslist, list ability, etc to buy customized lists from. Does anyone know which list building site is the cheapest?
