Hello BP family,

I live ATL and thinking to buy in Jacksonville,FL. This would be the first investment property. Any thoughts/ideas if there are any good zipcodes I should look into or anything that could be helpful would be appreciatable.

I'm honestly not familiar with the area and the criteria follow in sequence..

priority 1 - Cash Flow

&

priority 2- Appreciation

@John Morgan Nice. Was that deal from Texas? I'd be surprised if there are any deals like this still exist in DFW.

And thanks all for the insights. It's really hard to do multiple deals considering the fact if a decent chunk of money has poured into just one deal. And that's why to want to see how ppl are doing it.

Out of curiosity what are good markets where decent cashflow is still possible? I'm in DFW and it's really getting hard to find a good deal which leaves decent cashflow. If there is any then it would require a big chunk of money to start with. 

Still, struggling to make the first deal. Not in a hurry, always run numbers and put offer where it makes sense. However, will appreciate any thoughts/suggestions on moving forward if there is something if I'm missing.

I know most of the lenders charge from 20 %- 25% for investment properties (Multifamily). wondering if anyone knows lender or tip to get anything less than that ... i.e 10% - 15%.
