I just locked in a rate of 4.375% for a 4 - unit investment property with a credit union located in Cincinnati. It's a 30 year fixed Conventional loan and will require a 25% down payment and the loan is 106k. The credit union will also sell the loan to Fannie. i also paid .75 of a point (total apprx $800)

Hi Daniel,

I definitely used an fha loan and took advantage of the lower rate offered because I was considered a recent grad...the grant funds are the same just difference in interest rates...I believe fire fighters, nurses doctor's etc. get the highest rates because of the Ohio Hero's rates.

When I got my loan my rate was 3.875%...now rates through my ofha are around 4.5 and up for fha loans.

I'm curious to learn how this situation ended. What if you asked this question on a rentaL application and they lied?. Is the lease agreement voided because the landlord's decision was based on fradualent information?

Hello Gene,  I personally would recommend Gary Otten from Buyer Protection Group here in Cincinnati, THIS GUY IS AWESOME!!!!!. 

He saved me from a terrible deal and his thorough inspection techniques and knowledge helped give me the extra confidence I needed to pull the trigger on my first few deals. I won't use anyone else. The company also offers promo codes to help you save a few bucks. excellent very professional inspection detailed photo documented report that actually is usable when negotiating with sellers etc.  and the turnaround time is amazing.

Gary also mentioned to me that he is a civil/structural engineer by training so he offers a lot of insight regarding structural issues. You will not be disappointed if you go with this this guy for your inspections.

update.....2ND deal closed today. Such a great feeling. It's move in ready so no repairs etc will be required. Time to start screening potential tenants.

Hello Tiara, I started my house hack with a duplex in the Cincinnati/Cheviot area. I used a FHA loan last October (30 years at 3.875%) and I received grant funds equal to 5% of the purchase price of the home from (OHFA) The Ohio Housing Finance Agency. I saw in your bio that you mentioned that your husband was military so you have even greater no money down type benefits if you intend to house hack.

Basically I only used 3.5% down  and the extra 1.5%( went towards closing cost. Grant Money totaled over 6k) and I asked for seller paid closing cost around 3%. 

Side note..I close on my second deal Friday..a SFR in Carthage. I used Wright Patterson Credit Union, terms were 15% down payment 30 years fixed @ 4.75. Carthage are also has multifamily properties available. I'd say it's a B-/C+ area if you wanted to house hack.

I'd try Norwood or Oakley as well. My next deal will be targeted in he Oakley area.

Congrats, my first deal was also a duplex, next week I close on my second deal. A SFR....this stuff gets addicting.
