Hello everyone

investor from california here and i am seeing a bunch of duplexes in the Yukon and El reno area(3bd 2 ba with 2 car garage per side) sitting on the market for over 100 days, how come they are sitting on the market for so long? is there no buyers or investors for these type of properties or they simply dont cash flow enough to justify the price?

I am looking to invest in centerton area but want to know a couple of things

1. Does AR get a lot of rough weather like OKC and Texas such as hail storms? if so, how long do the roofs last due to that kind of weather? 

2. do the property taxes double or stay the same for non owner occupied properties? 

3. what are the typical insurance rates for SFRs and duplexes ?

As others noted, our insurance is a bit higher than other areas. I factor 1% of the purchase price annually. Replacements typically look like you paying your deductible. 

On the other side of that, our taxes are more reasonable than many midwest markets at also only around about 1% of the purchase price! 

I like to keep 5k of reserves per property. However, if you purchase a home warranty (~$500/year) you could keep less in reserves. 

 What comes with a home warranty? How long do roofs typically last? If you replace your roof using insurance then how much would that increase the premium by ?

Hello Everyone

i am looking to invest in oklahoma city, but what concerns me is that it looks like properties take a lot of damage from the weather such as hail storms, tornados, etc

as a result of the weather, do you guys budget more towards repairs than you typically would as compared to investing in other parts of the country?

for example a hail storm could damage the roof, or bust a window, also what is the average roof life for a house in oklahoma city? do you see yourself replacing the roof every 10 years?

I have a questions about class A/B tenants. Ive been looking at deals in the a/B class suburbs of Birmingham such as Helena, Calera, and Moody. My question is that when the tenant leaves after the lease contract is over, what type of costs can i expect to see? I know tenants in better class neighborhoods actually take care of the house, but what would need to be done to make the property ready for the next tenant? I was thinking maybe some carpet cleaning, deep cleaning and making sure everything else works fine would be enough. Anyone with experience in these types of neighborhoods can chime in and tell me their experiences?

I want to invest in class A and Class B rental in the suburbs of Birmingham such as Helena and Calera. But as I was browsing Zillow I noted some properties that were put up for rent were sitting vacant for months on end. The properties also looked pretty great too from the inside and the PM company was giving out deals such first free month or gift card. . Why aren’t these properties in class A and B areas renting out? Kinda scares me that my property won’t rent out.

I'm a new investor from SoCal and my main strategy is to invest in buy and hold properties and collect the cash flow on them. Im looking to acquire some SFR(3bs, 2ba, 1200-1500 sft) turnkey properties in B class areas. Ill be funding my deals fully through cash. My end goal is to have around 10 turnkey properties cash flowing for retirement. Recently Ive heard Indy is the place to go for cash flowing properties for buy and hold strategy. Ive been reading a bit about Indy and it looks like a growing city. Ton of tech companies coming, awesome universities churning out highly qualified grads, low COL and housing available and stable/rising population growth.

What are some of the best turnkey providers in that area?

Some of the best PM companies? 

What are the best areas to have a rental? (which suburbs
What areas should I avoid?
How is rental turnover?

Im still doing my due diligence before even talking to any one about this. I just want to be as knowledgeable as possible so I can avoid any pitfalls. Any info/knowledge/advice is much appreciated.

Im a newbie looking to get into the rental property game. Im trying to find low cost areas in SoCal. So far ive been able to come up with areas such as Moreno Valley, Palmdale, Lancaster, and areas like those. Places where houses are cheap. Anyone know any other areas and what do you think of the areas ive mentioned. let me know.
