Why are these forums so painful to use & difficult to just post to a forum I’m following? Don’t even get me started on the mobile app.

@Gervon Thompson invest invest invest invest. Paying those student loans will increase your credit rating & age. Making more than 3.5% off you’re investments should be a no brainer. Later, when your wealthy, you can pay off whatever’s left of your loans if you want to.

Rancho Cordova is going insane right now near the river. Lots of new builds boing up south of 50 as well. We'll see what kinda businesses infill. I know they are trying hard to push out the dog food factory south of 50 near Anatolia. Tons of land though, I see it going the same as have Folsom, Rocklin, Roseville, Lincoln, etc.

Anyone here familiar with the timeline on getting an HPM package home built on the big island? Are there any additional difficulties with utilities delivered in/around kona or hilo/HPP?

Understood. Planning on staying away from HOAs in general.

@Paul Winchell @Dillan Stoor confirmed STVR in primary residence is considered "hosted" & exempt from laws. 59:34 for answer.

@Paul Winchell Thanks for the info. I know at some point it can cross into the realm of an actual bnb, but I think for in-law apartments it's fine. I do plan on calling the county next week so I'll let you guys know what I find out.

Is the rental market that slow? In my years on Oahu, every time I went to apply for a rental there was always 3-4 people there with cash on hand to try to get it first & landlords could almost set their own prices.

@Dillan Stoor Me too, I think my realtor is confused...

Does anyone have clear info on this topic? According to most of the info I can find online & in the law itself it seems that if it's really your primary residence, the law doesn't apply.
