This 5 bedroom duplex nestled in the amazing homeowner Callaway-Garrison community! The home is currently set up as a two units with tenants occupying both units. Buy and Hold this and collect $1750 in rent! ($900 1st floor $850 2nd Floor) OR Make $100k on this amazing fix-n-flip opportunity by converting to a single family home!

Thanks everybody! J.T. Littlejohn Tiana O. Quentin Taborn Ola Dantis I've taken most of the advice from this thread and I've been able to connect with a bunch of buyers. The issue? The tenants 😓. Most of the potential buyers I've spoken with thought it was a great deal. The tenants however have a lease that's good through March of next year. Is there a way to target buyers who'd be interested in holding a property rather than an immediate fix and flip. Also is there a space on this site to post deals?

Direct mail worked like magic and I got my first house under contract in just a few days! It's a fully leased duplex here in Baltimore that needs some plumbing work. I haven't had time to build a buyers list though. What what be the best way to market/flip it quickly!?
