I have one of each in the Phoenix area. My STR is still consistently booked and generating a much better return than the LTR. That being said I think a STR needs to have some amenities that stand out compared to other comparable properties (ex. heated pool, hot tub, on a golf course, walking distance to shops/entertainment) We have an electric heat pump on our pool and don't charge extra for heating during the winter which I think helps with our bookings. Heating with gas is much more expensive in which case I would recommend charging to heat the pool during visits.

I think it depends on if you are looking for appreciation or cashflow. OKC would definitely be best for cashflow as most big cities don't make sense. If you move to one of the bigger cities you might want to consider a house hack.

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $106,000
Cash invested: $15,000

This property was purchased off market and appraised for 60k over purchase price. It has a long term tenant in place. There is room to increase rent with some repairs. I plan on doing this over the next year.

What made you interested in investing in this type of deal?

Potential for commercial use in the future.

How did you find this deal and how did you negotiate it?

I found this through a referral. I offered 50k less than asking and agreed to purchase it as-is.

How did you finance this deal?

Traditional Bank Financing.

How did you add value to the deal?

This property has a long term tenant but I will gradually improve the property and increase rent to market value.

What was the outcome?

This is a low maintenance rental with lots of potential.

This was an off market deal that needed minor cosmetic repairs and ended up being a quick flip.

Traditional Bank Financing.

Refinished hardwood flooring, Paint, Landscape.
